The Company
The world leader Exel Logistics is a company that provides integrated global logistics services, and has more than 30 years of experience in the world market. It is present in almost all the main markets in the world, serving its clients with quality and efficiency. It brought its experience to Brazil, where it has been present for more than 10 years. Currently, the largest multinational companies in the fields of telecommunication, automobile, pharmaceutical and technology are Exel’s clients.
Exel Logistics was located in the region of Vila Gumercindo (Ricardo Jafet), in a warehouse adapted to be used as an office, with many walls, partitions and stairs, which hindered the synergy between employees. Besides being in a region with a low corporate image, Exel Logistics needed an open plan space where it could install its employees in order to optimize the use of space and improve the relationship between the departments. In this sense, Exel Logistics was looking for a company that could help it in the search and identification of the ideal property for its needs.
After being retained by Exel Logistics, Ocupantes began work, initially coordinating interviews with key individuals to understand and validate their real needs. Ocupantes then undertook the market research based on pre-established criteria, organized the visits to the buildings, prepared financial analyses of the three best alternatives, coordinated the process of preparing the testfits and began negotiations with the owners, seeking the best results in the shortest possible time.
After several rounds of negotiations, in the three potential properties, Ocupantes was able to obtain a very favorable condition in the Centro Administrativo Santo Amaro (C.A.S.A), an office complex located in Chácara Santo Antônio, a neighborhood with a profile of occupation by large national and multinational companies. The C.A.S.A offered a useful area of approximately 1,000 m² in a single floor, generating great flexibility in the layout. The complex has a great location, with easy access, and also conveys excellent visibility and corporate image, qualities that Exel Logistics had been looking for since the beginning of the process.
