    The Company

    Pfizer’s history begins in the USA, New York, in 1859, when two German immigrants, Charles Pfizer and Charles Erhart joined their skills to produce medicines. In the 1940s, already thinking about the future, they started to produce the first antibiotic, penicillin, in large scale. In December 1952, driven by the recognition of the quality of its products, Pfizer arrived in Brazil. This path of innovation and overcoming challenges led Pfizer to the position of largest pharmaceutical company in the world, with a wide range of drugs and a large number of products under development. A reality that motivates the company to keep on growing, working for life.

    Disclosure

    Pfizer occupied four floors of the Birmann 11 Building, in Chácara Santo Antônio, in São Paulo, and sought to optimize the occupation and reduce costs. Its initial plan was to terminate the lease on one of the floors, keeping the others. However, a change of this nature required the advice of specialists, not only to advise them as to a possible termination of the lease, but principally to guide them in determining what would really be the best option, taking into account market information. Ocupantes was the firm chosen for this assignment.

    The work began with the preparation of a report surveying rental prices in the region, to ascertain whether there was any possibility of reducing the prices being charged. The report indicated that the values paid by Pfizer were above the market. Thus, the possibility of reducing these costs was the first step. Parallel negotiation fronts were opened with the owners of the four occupied floors.

    After several rounds of negotiation, the result obtained fully met the objectives initially set by Pfizer: rescission of the contract of one of the floors, and reduction of the values for the 3 floors that would continue to be occupied.
