The Company
Aparh-SP, Associação Paulista de Administração de Recursos Humanos, affiliated to ABRH, is a non-profit organization that congregates individual and business associates in the entire state of São Paulo. Its main objective is to research and spread practices, concepts and techniques of people management through the Media, the Internet and the participation and organization of events such as meetings, lectures, research, congresses, seminars, forums, fairs and salons, focusing on its area of activity.
Aparh-SP was installed in an old building, at Alameda Santos, and in the year of its 40th anniversary, together with its associates, carried out a project to acquire its own headquarters, in a modern building and in an easily accessible region. The objective was to bring a more modern image to the association. There was only the condition that the entire value of this project could not exceed the previously established budget, that is, the value of the sponsorship quotas distributed among the participating members at the beginning of the project.
Once contracted by Aparh-SP, Ocupantes sought to understand the client’s expectations and needs. This phase took place through meetings between Ocupantes’ consultants and the manager of Aparh-SP, linked directly to the Joint Board of Directors of Aparh-SP. Once the premises were established, Ocupantes started from a universe of approximately 2 thousand buildings and, after applying different filters, obtained a result of 230 buildings. Among these, the most appropriate for the client were chosen for the visits. The target regions were Berrini, Itaim-Bibi, Jardins/Faria Lima and Paulista.
At the end of the visits, five offices were selected, in two different buildings, one of them the Sudameris building, on Av. Eng. L. C. Berrini, where, after some rounds of negotiation, there was greater interest. In this building, Ocupantes selected the owner that offered the best commercial terms, which, on conclusion of the negotiations, resulted in savings of at least R$ 200,000. Ocupantes was also able to obtain that the owner accept, as part payment, a commercial room, owned by Aparh-SP, at a value higher than the market value, and the payment of the remaining balance in ten installments. This property was an excellent deal for Aparh-SP, as it fully met its needs and targets.
