Philips do Brasil is a subsidiary of Royal Philips Electronics of Holland, active in Brazil for 81 years. Leader in the local markets for electronics, equipment for reception of cable TV via satellite, portable appliances, personal care products, lighting and electronic components, Philips do Brasil also operates in the sectors of telecommunications, information technology and medical-hospital equipment.
The business of the semiconductor subdivision of Philips do Brasil was in full growth, demanding a new space. Some considerations, however, should be observed, such as maintenance of the corporate image, presence of a sufficient IT infrastructure to meet demand, ease of access, within an already established budget and in a very short time.
Those responsible for the Philips Real Estate Department already knew Ocupantes and knew they could count on its agility in market research and negotiations. Following the head office’s suggestion, the Philips Semicondutores division hired Ocupantes to assist in the search for this new space. Work began with the preparation of a research report with the options available in the pre-selected regions that met the pre-established requirements. After some joint visits to the options on Av. Paulista and Faria Lima, two options were selected to start the negotiations. After a few rounds, a contract was signed for the lease on the 7th floor of the Trianon Corporate Building, located at Alameda Santos, 700, Jardim Paulista, São Paulo. This was done in just 35 days, which is considered extremely short notice in the corporate lease real estate market.
