The Company
Founded on June 27, 1962 by Ross Perot, EDS is a provider of solutions for customers seeking to extract returns from their IT investments, being known worldwide as the largest company in outsourcing services. EDS has experience in service delivery, world-class technical infrastructure and the expertise of its employees. They serve multinational and government companies in 60 countries.
Hired by EDS – Eletronic Data Systems, one of the largest technology solutions and business process outsourcing companies, to expand its space, Ocupantes was responsible for seeking out and presenting alternatives, preferably in the region of São Bernardo do Campo, where they were already located in the “BASF Complex”. On the other hand, located in this same complex and with seven years left until the expiry of the Surface Right Agreement (signed between BASF and Banco Pátria), BASF did not even think about the possibility of moving, as early termination required payment of the remaining of the “rents” due until the end of the contract.
Ocupantes’ action consisted of reconciling the interests of the two companies. As a result of many negotiations, Ocupantes was able to complete, in record time, just 4 months, the complex operation of assignment of the Surface Right Agreement, from BASF to EDS, totaling for the latter an occupation of 30,000 m2.
A new challenge was that, in a short period of time, Ocupantes had to research and evaluate the options available to accommodate 10,000 m2 of offices for BASF’s administrative and business areas. After analyzing and comparing more than 30 buildings in São Paulo, Ocupantes arrived at a shortlist of three buildings, which were thoroughly evaluated by the consultants. The negotiation and support processes for BASF were started, with market data and relevant real estate transactions. The chosen building was Faria Lima Square, an icon of the corporate market and strategically located in Nova Faria Lima. Despite the rent per m2 being three times higher than that of São Bernardo do Campo, BASF managed to maintain the same monthly cost, improving the efficiency of its occupancy.
By making the total assignment of the complex to EDS feasible, Ocupantes generated savings of approximately R$ 6 million in the “rent” item alone, without taking into account the future savings resulting from the integration of the various dispersed sites in Greater São Paulo, realizing real gains for the next 7 years. EDS will finally be able to truly consolidate its operations into a complex with a campus environment. BASF, in turn, gained a new dimension in its corporate image, improving the efficiency of its occupancy, without increasing its real estate operating costs.
Ocupantes was very successful in making both operations viable. Both BASF and EDS have much to celebrate in what was the largest real estate transaction in Brazil in 2006, which involved approximately 25 executives, including wealth managers, executive directors, in addition to internal and external lawyers from both companies.
