In Brazil, Avaya needed to negotiate the renewal of its lease contract, within market values, and for that purpose, Avaya’s International Real Estate Board hired Ocupantes. One of the biggest challenges was the fact that the property, a head office building in Chácara Santo Antônio, in São Paulo, is located in an excellent region and is part of a market where prices are on the rise.
Based on a proposal by the landlord to increase the rent by 37%, Ocupantes’ negotiation work consisted of presenting analyzes and reports on the market situation, showing the advantages of renewal. At the end of the process, the increase was 4%, guaranteeing the landlord the advantages of keeping an excellent tenant and Avaya the tranquility of guaranteeing its occupancy at a fair price.
