In the complex dynamics of the corporate real estate market, it is crucial to find solutions that meet the specific needs of the organizations involved. In the case of the Federal Economists Foundation (FUNCEF) and the Court of Justice of the State of São Paulo (TJSP), this need manifested itself in the search for a suitable space to relocate part of the operations of the Santo Amaro Forum. With the services provided by Ocupantes, a strategic partnership was established to make this process a reality.

FUNCEF, a closed supplementary pension entity, plays a fundamental role in the lives of its participants. Since its creation in 1977, FUNCEF’s mission is to offer supplementary pension plans to employees of Caixa Econômica Federal and associated companies. Managed by a deliberative council and an executive board, FUNCEF seeks to guarantee profitability and security for investments, ensuring additional income at the time of retirement.
TJSP: One of the Largest Courts in the World
The Court of Justice of the State of São Paulo is a vital institution in the legal panorama of the southern region of the city of São Paulo. Home to several bodies of the Judiciary, the TJSP plays a crucial role in the administration of justice, offering access to judicial services and contributing to the resolution of conflicts in the local community.
Occupants: Search for the Ideal Building
With the need for renovation and restructuring of the Forum on Av. Adolfo Pinheiro, part of the operations of the Santo Amaro Forum needed to be relocated. It was essential to find a space that met the Court’s technical requirements, and more importantly, that was completely ready for occupation, including all the necessary accessories, equipment and facilities.
Ocupantes, specialized in representation in the leasing or purchase of offices, stepped in to find the ideal solution. After extensive studies and research, in collaboration with the Court’s teams, São Paulo Headquarters – Block 4 – Torre Brigadeiro was identified as the ideal choice. A comprehensive negotiation process then began, involving not only the leasing of 100% of the building equivalent to 13,156 m² for five years, but also the investments necessary to make the building fully operational for the Santo Amaro Forum.
After months of intense work, including technical visits and negotiation meetings, success was achieved. A five-year lease agreement was signed between FUNCEF and TJSP, covering all of the project’s initial premises. Thanks to the partnership between the institutions involved and the support of Ocupantes, the transition occurred smoothly, ensuring the continuity of the Court’s operations and providing an adequate space for the administration of justice in the region.
