A Dutch company, active in the decoration, architecture and construction sectors, solidified its presence by occupying a floor in the Park Tower Building. With branches in more than 10 countries, the organization had been in the same location for five years, renewing the lease contract for another five.

Despite the stability of the partnership, nine months after the renewal, a challenge emerged for Ocupantes. The rental value was significantly above market standards, which required an in-depth analysis of the client’s occupancy and thorough research into the real estate scenario in the region of interest.

DisclosureThe Ocupantes team dedicated time and effort to understanding the internal dynamics of the Dutch company. They assessed the efficiency of the space occupied, considered the growth prospects and the peculiarities of the sector. This detailed analysis was crucial to inform future negotiations.

    Successful negotiations

After analyzing occupancy and deepening the market, Ocupantes began negotiations with the owner of the Cidade Jardim Corporate Center Building – Park Tower. With strategic skill, they managed to not only justify, but also obtain a reduction of almost 35% in the rent. This success not only guaranteed the continuity of the partnership but also demonstrated the company’s expertise in representing its clients.
