    In the 2nd quarter of 2022, the total office stock in the city of São Paulo remained stable and stands at 11,65 million m², of which only 3 thousand m² represent new corporate developments delivered. Vacancy in the period showed a slight internal drop to 20.73%, which represents 2,42 million m² of vacant spaces. Construction activity increased to 495,000 m². On the demand side, gross absorption, which is the footage of spaces being rented (whether new or used), absorbing to 208,000 m². The average asking price increased to R$69.56/m² per month.

    The universe of Class A corporate buildings in the city of São Paulo presented, in this 2nd quarter of 2022, a positive net absorption of 27 thousand m² and a vacancy rate that dropped to 21.46%. The universe of Other Class corporate buildings, on the other hand, presented a positive net absorption of 12 thousand m² and a vacancy rate of 20.24%.

    In the 2nd quarter of 2022, the total office stock in the city of Rio de Janeiro remained at 5,52 million m². Vacancy in the period dropped slightly to 25.89%, which represents 1,43 million m² of vacant spaces. The construction activity remains with 100 thousand m². On the demand side, gross absorption increased to 83 thousand m². The average asking price increased slightly this quarter to R$61.76/m² per month.

    The universe of Class A corporate buildings in the city of Rio de Janeiro showed a positive net absorption of 2,500 m² and a vacancy rate that slightly decreased to 39.28%. The universe of Other Class corporate buildings, on the other hand, presented a positive net absorption of 26 thousand m² and a vacancy rate with a slight drop going to 19.29%.
