    Demarest e Almeida’s headquarters is located in the city of São Paulo, at the Ohtake Cultural Center (West Side). Due to the business expansion and the strategic decision of locating part of its operational area near the public organs located in the central region, Demarest e Almeida was looking for the ideal location to quickly – within two months at the most – install this operational unit downtown.

    Demarest e Almeida wanted a company capable of being its only point of contact, to identify the best property in the region and within the stipulated deadline, besides staying within the budget.

    A team from OCUPANTES performed a complete survey of all potential alternatives available in downtown São Paulo that met Demarest e Almeida’s prerequisites. Visits with the client were organized already in the first week after the contracting.

    OCUPANTES defined together with Demarest e Almeida a strategy that contemplated all the critical points of the lease agreement that could affect the business. Three negotiations were opened with three alternatives in parallel that, after extensive rounds of negotiation, were restricted to the one that presented the best contractual clauses, with benefits that significantly increased the flexibility of Demarest e Almeida’s contract, also providing substantial savings throughout the contract term in a 1,000 m2 area on the 27th floor of the Grande São Paulo building.
