Assistec integration was located in a commercial house on Rua Barbalha, Alto da Lapa, in São Paulo, facing issues with space for their growing business, low corporate image offered by the current property, and inefficient use of space due to the property’s floor layout. Assistec Integração needed to occupy their new headquarters by the end of the year, which meant they had to start leasing a new space within a maximum of one and a half months, allowing sufficient time for interior works and decoration.
The partners at Assistec integration were looking for a real estate consulting firm that could be their single point of contact, capable of identifying the ideal property within the predetermined timeframe and budget in the desired region. For this purpose, Assistec integration selected OCUPANTES, a company specializing in providing real estate solutions for end-users of corporate spaces.
A team from OCUPANTES conducted a comprehensive survey and financial-qualitative comparative analysis of all available alternatives that met Assistec integration’s prerequisites in less than a week. They organized property visits with the client and, in the second week since the engagement, initiated negotiations with the best options selected by Assistec integration.
OCUPANTES, in collaboration with Assistec integration, defined a negotiation strategy that addressed all critical points of the lease agreement, directly impacting their core business. After extensive negotiations on all commercial terms, while providing support to Assistec integration’s lawyers, OCUPANTES achieved savings of approximately R$180,000.00 throughout the lease term compared to the initial asking price. They secured a lease for 500 m² (half of the floor) on the 12th floor of Edifício Passarelli, along with various contractual benefits that significantly increased Assistec integration’s flexibility to expand or downsize their operations.
