The Company
Founded in 1996, Mix 21 is a company specializing in promotional activities, merchandising, design, events, conventions, and point-of-sale actions. It is the fastest-growing agency in its segment. Over the past four years alone, Mix 21 has experienced a 900% growth rate and has become one of the most awarded agencies in the market, receiving accolades from the Brazilian Promotion, Packaging and Design Festival, POPAI, and ADG. In September 2001, Mix 21 joined forces with Giovanni, FCB, one of the largest advertising agencies in the country. Since then, in addition to serving its own clients, Mix 21 has functioned as the promotional and events arm for Giovanni, FCB’s clients in Brazil.
With the partnership, the need for proximity between the two companies arose. Mix 21 was located in an adapted warehouse in Vila Madalena, São Paulo, which was over 30 minutes away from Giovanni, FCB’s headquarters in Centro Empresarial Nações Unidas (CENU), Berrini, Marginal Pinheiros. Additionally, Mix 21 had a growing client base and required a corporate space aligned with the image that Giovanni, FCB conveyed to its clients and employees, along with competitive occupancy costs. Hence, there was a need to quickly identify and analyze other Class A buildings in the vicinity of CENU Torre Norte.
The work of Ocupantes was crucial in the client’s decision-making process. They defined Mix 21’s needs, swiftly identified suitable office spaces in the Berrini region, and conducted comparative financial and qualitative analyses. Concurrently, Ocupantes coordinated the process of developing test fits (preliminary architectural drawings for visualizing the physical occupation of the 3 or 4 best alternatives), providing Mix 21 with a comprehensive view of each option even before concluding the commercial negotiations.
The results for Mix 21 couldn’t have been better: they could focus on their core business while Ocupantes handled all the analyses, justifying each step of the process and integrating knowledge in property management, architecture, projects, construction, and real estate law. Mix 21 chose to lease 660 m² on a floor in Ed. Berrini 1.681, located within a 5-minute walk from CENU Torre Norte, where Giovanni, FCB is situated. The transaction cycle, from the moment of engaging Ocupantes to signing the lease agreement, took only 2 months and resulted in savings of approximately R$ 360,000, along with the contractual flexibility achieved during the negotiations.
