The Company
Founded on June 27, 1962 by Ross Perot, EDS is a solution provider for clients looking to extract value from their IT investments, and is known worldwide as the largest outsourcing services company. EDS has experience in service delivery, world-class technical infrastructure and the expertise of its employees. They serve multinational and governmental companies in 60 countries.

For 2 years, through an international partnership, Ocupantes was retained to provide services to EDS. With the growth of the company, some specific needs arose, such as combining flexibility and agility to meet new demands, control of critical dates of existing contracts as well as of eventual terminations and relocations in different locations. For this, EDS’ Real Estate Department needed support from relevant and reliable market information and a partner company that could offer structure in all the cities in which EDS operates; furthermore, it was also necessary to guarantee EDS’ interests, representing the company with the owners and their agents and proactively proposing solutions for EDS’ occupation plan.
The solutions proposed by Ocupantes included some terminations, but principally the renewal and revision of lease values for the 25,000 sq. m. that EDS occupied in 7 different cities, and the contracting of a further 30,000 sq. m. for the strategic realignment of its occupation plan. During these 2 years, Ocupantes sought opportunities to reduce the value of contracts that were out of line with market reality, and negotiated these reductions with the owners, while maintaining their good relationship with EDS. It also defended the interests of EDS in each contract renewal, and sought to minimize exit costs in contract rescissions. Ocupantes dedicated part of its structure to attend fully to EDS’ demands, acting jointly with the Real Estate Department. The partnership made possible a synergy that resulted in a perfect understanding of needs and demands, which, together with knowledge of the Brazilian real estate market, resulted in practical and integrated solutions for EDS.
