The Company
McKinsey & Company is a global consulting firm that advises directors of leading companies and institutions on issues related to their strategy, organization, technology, and operations. McKinsey advises from the most prominent organizations, such as multinationals and government and public institutions, to companies such as high-tech start-ups and high-growth companies, offering and implementing its recommendations.

McKinsey & Company’s unit in Rio de Janeiro occupied a space of approximately 900 m2 in the Botafogo Business Center, but as a result of an occupation rearrangement could reduce this space to only 600 m2. The big challenge was that the space they occupied was divided in 2 floors: one next to the elevators hall, on the last floor (about a quarter of the size of the floor), and the other on the penthouse of the building, which is accessed by stairs. McKinsey was very interested in remaining in this building, but there was a problem: renting the surplus 300 m2 to the neighboring company, the only one with possible access to this area, and which already occupied about three quarters of the top floor.
McKinsey & Company hired Ocupantes to assist in finding solutions. The strategy was divided into two fronts:
1) Identify and compare alternatives in the office market in other locations, such as Flamengo Beach;
2) Contact the neighboring company and verify a possible interest in renting this excess space.
Once the neighboring firm expressed such an interest, Ocupantes coordinated the partial rescission of the lease of the 300 m2 of space, assisted in the negotiations of the new lease for the penthouse space and also monitored, together with the neighboring firm, the lease of the space that was being returned.
The results for McKinsey & Company could not have been better: Ocupantes was able to coordinate the multiple negotiations, so that McKinsey achieved its main objective of reducing idle space and remaining in the same building. The work carried out by Ocupantes resulted in savings of approximately R$2.2 million for McKinsey & Company over the next 5 years, the term of the new contract.
