The Company
Schering-Plough, owner of the Coppertone, Afrin and Claritin brands, among many others, is today, in Brazil, one of the largest companies in the pharmaceutical sector.
The biggest concern at the beginning of the work was confidentiality. Due to a corporate restructuring in Brazil (which resulted in the formation of the company Mantecorp), the plans to open a new office and the departure of its headquarters in Chácara Santo Antonio, São Paulo, could not become public. The need was for 2,500 m2 of high standard space, consistent with the company’s image.
Ocupantes carried out an extensive market survey, presenting a series of alternatives in the regions of interest. Performed financial analyzes to compare the total costs of the alternatives, including the cost of construction, adopting a 5-year discounted cash flow. Ocupantes also carried out qualitative comparative analyzes and conducted internal discussions with the client to help them determine the best solution. At the same time, Ocupantes assisted the client in choosing the architect to carry out test-fits in the alternative offices and to carry out the final project. Due to confidentiality, Ocupantes was responsible for the complex task of conducting the negotiations, on the client’s part, without disclosing the name of the company, something possible only because of the respect that Ocupantes has for property owners in the market, of working with renown. At the end of the process, Schering-Plough installed itself in the Continental Square building, in Vila Olímpia, São Paulo.
