The Company
Turner Broadcasting System, Inc. (TBS, Inc.), a Time Warner company, is one of the world’s leading producers of news and entertainment and is the leading provider of programming to the cable industry. In addition to these activities, it also participates in professional sports and in the real estate market, employing more than 8,000 people.
Turner International do Brasil was located in Torre Norte, in the CENU complex, in the Marginal Pinheiros region, São Paulo, occupying approximately 650 m2 of office space. Due to the need to grow its business, Turner needed to double its physical space, maintaining the same office standard in the same region, but increasing its occupancy costs by a maximum of 30%.
Instead of looking for and comparing commercial space alternatives alone, Turner entrusted this task to Ocupantes. The job was complete. In addition to identifying office options, comparative financial analyses, development of strategies, negotiation with owners and monitoring of the work of lawyers and architects were carried out. Thus, it was possible to provide Turner with an integrated solution that accelerated the internal approval process, reducing the real estate transaction cycle to the maximum and, consequently, the time of Turner executives in a non-core process.
Ocupantes was not only successful in negotiating favorable commercial terms for Turner, but also in ensuring that all of its technical needs were met (for example, space for underground warehouses and connectivity to the communication antenna, already in place in the North Tower) . To conclude, Ocupantes assisted the client in the process of choosing the company that competently moved the office to the 12th floor of Torre Oeste, at CENU, São Paulo.

He founded Ocupantes in 2004 after having worked for 8 years in a multinational real estate consultancy firm. It led the company to carry out 1276 transactions, totaling R$8.27 billion in amounts traded in over 17 million square meters.
He received a degree in civil engineering from the University of Durham in England and a master’s degree in construction engineering from the University of Cantabria in Spain.
