Over several years, Ocupantes served as the exclusive provider of real estate consultancy to EMC in Brazil, which later became Dell EMC, at a time when EMC’s annual revenues were close to US$25 billion.
EMC was founded in 1979 as a memory card manufacturer. The company has grown to include other forms of data storage. One of its most famous brands was Symmetrix, large storage capacity hard drive arrays for large corporations. Natural evolution led EMC to develop software and move from board production to storage systems and eventually to cloud storage and cloud computing.

Ocupantes’ work, which began with a rent review, has expanded to managing all real estate transactions in the country. To achieve this, Ocupantes was part of a team made up of the Facilities Management and Project Management teams, as well as the Real Estate director for Latin America. The importance of the Real Estate function for EMC was so great that the Ocupantes team participated in several internal strategic meetings of EMC’s local leadership, always maintaining the highest confidentiality.
EMC had 11 lease contracts for a total of more than 10,000 m2 of offices, in addition to its own 5,000 m2 building.
Ocupantes was also responsible for the move and expansion of the Brasília office, with 600 m2, and subsequent rent reviews and lease contract renewals.
One of the first projects was a review of the RB1 Building in Rio de Janeiro. The spaces in Rio de Janeiro were eventually consolidated into an address in Barra da Tijuca in a process managed by Ocupantes.

The headquarters for Latin America was in the south of São Paulo, with the “nerve center” located in Alphaville. Ocupantes was successful in keeping rent values always at or below market values in all renewals and reviews, generating savings over the years of tens of millions of reais.
A few years after the purchase by Dell to form Dell EMC, there was a global restructuring of the Real Estate area, which began to manage the work internally, but the resulting relationship, respect and partnership were an immense satisfaction and honor for Ocupantes .
