Hubbell do Brasil is a leading company in the electrical segment in the supply of protection, switching and connection products for distribution, transmission and substation networks. The company was formed from acquisitions of important traditional Brazilian companies in the segment, including Burndy do Brasil, a company established in 1959 in Brazil, with an industrial plant in the city of São Paulo, Guarapiranga neighborhood. After the strategic decision to relocate its industrial activities to the Tatuí branch, the company began the process of choosing a corporate real estate consultancy company, specialized in preparing real estate valuations and demobilizing highly complex industrial properties.
After a competitive process between several traditional market players, Ocupantes was selected as a partner in the demobilization project due to its expertise and history in this type of corporate real estate consultancy service.
The project began as an in-depth analysis of the property, the surrounding area and the real estate market to draw an accurate panorama for this type of property in that region of the city of São Paulo. Ocupantes prepared a real estate assessment, bringing possible scenarios, including, remaining as an industrial/logistics area, or changing use to commercial or residential, considering technical aspects of the property, zoning, local specificities and general market trends.

Properties with areas exceeding 40,000 m2 in the city of São Paulo are quite scarce and combined with the demand for construction of popular housing make the property an interesting option for this purpose, while commercial or institutional uses would also have good potential.
Based on a set of coordinated marketing and publicity actions aimed at selected audiences, Ocupantes was successful and within a period of 12 months obtained numerous interested parties and proposals, including speculative and opportunistic movements.
Ocupantes’ diligent approach to finding a suitable buyer with a market history willing to pay a market value within the client’s expectations is highlighted, considering a time of economic uncertainty and the extremely high complexity of negotiation and preparation of the final draft of the contract, taking into account all the requirements and demands of environmental authorities, in addition to reconciling the objectives of the parties involved. Demobilizations, especially when they involve a change of use, add a series of complexities, requiring resilience, persistence and leadership vis-à-vis the stakeholders of the process.

Throughout its 20-year history, Ocupantes has assisted its clients in the demobilization of their industrial areas with great success. Each demobilization project is unique, as each property has a set of characteristics that are different from each other. Factors such as location, topography, environmental liabilities and specificities of the local market influence the liquidity of the property.
With its consultative, specialized and focused approach, Ocupantes is a strategic partner for companies in the industrial segment. Always acting in the client’s interests and free from conflicts of interest.
