Landis ForestCity, a renowned company that manages shopping centers in several regions of Brazil, faced the challenge of finding a new headquarters in Rio de Janeiro. The company had specific criteria: a location with a better corporate image, proximity to airports, the possibility of expanding its activities and that the total cost of the new location was equivalent to the total cost of the current location.
Ocupantes’ strategic role in representation
Landis ForestCity launched the challenge, and we, at Ocupantes, were motivated to meet our client’s expectations. The search limits established by the client ranged from Santos Dumont Airport to Leblon. Initially, we presented, in a single report, all available properties that had the characteristics desired by Landis ForestCity. At this stage, the customer has already been instructed to eliminate options whose surroundings do not guarantee safe access, or do not correspond to the image desired by the company. The preference fell on five properties, all with easy access to Rio de Janeiro City Airports.
The location was defined, with preference for the bustling corporate hustle and bustle of downtown Rio de Janeiro. The property should have different architectural aspects, but adapted to the technologies required by Landis ForestCity.
The final decision fell on the iconic Bozano Simonsen building, located on Avenida Rio Branco, known as Rio’s “Champs-Élysées”. The choice was supported not only by the privileged location, but also by the building’s compliance with the corporate image desired by Landis ForestCity.
We at Ocupantes, through skillful negotiations with the owners, with some face-to-face meetings, ensured that the final values remained within the budget proposed by Landis ForestCity. Success was guaranteed by presenting a property that coincided with the client’s expectations, in all aspects and in the required financial conditions.
