However, there were challenges related to the high rental prices in the region and the volatility of the Brazilian market.
Hamilton Lane’s goals
When contacting Ocupantes on the recommendation of a third party, Hamilton Lane established three crucial objectives:
- Reduce the rental price, considering the high cost in the Leblon region.
- Renew the contract for a short period due to market uncertainty.
- Reduce the value of the termination fine, if renewal was not possible.
Ocupantes played a key role in developing a strategic report for Hamilton Lane. After the company’s approval, negotiations began with the owners of Leblon Office. Initially, the renovation attempt for a short period was denied due to the high demand for space in the region. However, negotiations continued, and a solution was found by staggering the termination fines, guaranteeing the owner an advantageous alternative for a future tenant. Furthermore, the parties involved reached a favorable agreement regarding the rental amount.
As a result of negotiations conducted by Ocupantes, Hamilton Lane saved an impressive R$308,547.72 on the new lease contract.
If penalty-free termination was not achieved, Hamilton Lane was prepared for just a 90-day renewal. However, Ocupantes demonstrated the importance of finding an agreement between the parties involved, ensuring the satisfaction of both the lessor and the lessee.
