Dentsply Sirona is a global reference in dentistry, serving practices, clinics, laboratories and distributors around the world. After 65 years of presence in Petrópolis – RJ, the company made the strategic decision to transfer its operations to Pirassununga – SP, where it already had a unit, after the merger with Sirona, another company in the same sector. The change was not just a matter of rental, but the sale of the property presented complexities due to its rugged terrain and other unique characteristics.
Property in Petrópolis
Dentsply Sirona’s challenge was in the sale of the old property in Petrópolis. With a total area of 66,341.54 m², the land had a rugged terrain, as well as areas of virgin forest and plateaus where buildings were built over the years to accommodate the company’s expansion. The available area was already reduced and there was still an easement for high voltage electrical cables. This resulted in a usable area of just 16,000 m² and a built area of 11,945.04 m². Furthermore, the age of the buildings and the presence of an environmental reserve on the land limited sales.
Solution of the Situation
Ocupantes took the initiative to solve this complex challenge. Through a marketing campaign and direct contacts with local companies and architects in Petrópolis, Ocupantes presented a proposal to the owner of Armazém do Grão, a local retail company. Driven by a passion for Petrópolis and an innovative business plan, Armazém do Grão found the ideal location to establish its distribution center.
This solution was a win for both parties. Dentsply Sirona managed to sell its challenging property, and Armazém do Grão acquired a suitable space for its operations. Ocupantes played a key role in coordinating the entire demobilization process, facilitating the smooth transition.
