Recently, we represented Alper Consultoria e Corretora de Seguros in the renewal and expansion of their office in the Grand Station Building in São Paulo.
The project involved a strategic analysis between remaining at the current address and a possible relocation of operations. Through structured negotiation with the landlord, combined with market intelligence and technical knowledge of the region’s real estate dynamics, we were able to achieve extremely relevant results for the client.

The operation generated an estimated savings of approximately R$ 10 million in costs that would have been allocated to setting up a new office, in addition to more than R$ 1.4 million in financial gains from the renewal negotiation.
This case reinforces how a consultative approach to tenant representation, combining strategy, relationship building, and deep market knowledge, can generate significant savings and solutions that are often outside the traditional radar of companies.
Market context: High rental prices and strict vacancy rates in the Pinheiros region.
In an evaluation completed by Tiago Alves dos Santos, Manager at Alper, Ocupantes received the highest rating of “Excellent” in all aspects analyzed, including reports and analyses presented, speed of response to questions, monitoring and support in project development, strategy developed and negotiation results obtained, as well as meeting its personal and company objectives. In his additional comments, Tiago congratulated Ocupantes on its performance, highlighting that the work carried out strategically and in partnership with Alper enabled the company to achieve the expected result.
